Cost guide

What does “bills included” actually mean?

A single monthly payment can make a house share easier to budget for, but the advert should still make clear which services are included and whether any limits apply.

The basics

Start with the exact list, not the label.

“Bills included” commonly refers to some combination of council tax, gas, electricity, water and broadband. A professionally managed house share may also include scheduled cleaning of communal areas. It does not automatically mean that every possible service or personal cost is covered.

The agreement and room details should take priority over a general phrase in an advert. Ask for the inclusions to be confirmed before you apply.

  • Are council tax, gas, electricity and water all included?
  • Is broadband included and is the connection shared across the house?
  • Is communal cleaning included, and how often does it take place?
  • Does a fair-use policy or energy allowance apply?
  • Are there any services or room-specific costs that remain separate?

A fair comparison

Compare the total monthly cost.

A lower room rent can cost more overall if you must separately arrange utilities, broadband and council tax. Add the likely monthly amounts before comparing it with an all-inclusive room. Also consider the time and uncertainty involved in dividing variable bills across a household.

Simple comparison

Headline room rent + your share of household bills + regular services = the realistic monthly housing cost.

The quality of the offer matters too. An en-suite, appropriate kitchen capacity, reliable broadband, workspace, storage and responsive management can be more important than a small difference in headline rent.

Reasonable use

Ask whether a fair-use arrangement applies.

Some bills-included agreements use a reasonable or fair-use approach so the household is protected from exceptional consumption. If one applies, ask how it is described in the agreement, whether a monetary allowance exists, how residents are informed and what would happen if it were exceeded.

A fair-use term should not be a surprise after you move in. If energy use, working from home or a medical need could materially affect consumption, raise it before committing.

Your Manor rooms

We confirm inclusions room by room.

Our featured Maidstone listings state that council tax, core household utilities, broadband and weekly communal cleaning are included where stated. Ali will confirm the exact room price, inclusions and any relevant terms before an application proceeds.

Because prices and availability can change, use the website to compare the homes and then obtain current confirmation directly.
